Best financial software?

I'm looking for easy to learn accounting software that will track my rental properties and my personal expenses so that my CPA has what he needs to do my taxes and I can track my expenses and profit. I'm looking at TurboTax Investment & Rental Property, TurboTax Home and Business and Quicken Rental Property Manager 2011. I'd appreciated any opinions or recommendations on other products. But Please, I need something that is stupid user friendly like easy to access, simple layouts, etc. Thanks in advance for taking the time to think about this.
